Accepting an offer is a big moment — and yes, it’s absolutely okay to celebrate. You’ve reached a major milestone that is very hard in today’s market. But it’s also important to stay realistic and understand the timeline to come. Once you’re under contract, the real timeline begins, and there are still several checkpoints where things can shift, stall, or fall through. Think of it as a balance: enjoy the win, but don’t mentally spend your proceeds just yet.

Below is a clear, realistic look at what happens after you accept an offer and how the typical contract‑to‑close timeline unfolds for sellers.

Day 0 — Contract Ratification (Timeline starts)

Once all parties have signed, the contract becomes legally binding. This is the moment the timeline officially starts. The buyer’s earnest money deposit window opens, and your transaction moves from “accepted offer” to “under contract.”

Days 1–10 — Buyer Due Diligence Window

The buyer’s inspection period begins. Depending on the contract, this window may include:

  • General home inspection
  • Additional inspections (well, septic, radon, chimney, etc.)
  • Any negotiation related to findings

This is the first major checkpoint in the timeline. Most contract changes— if any — or cancellations happen here.

Days 10–25 — Appraisal & Loan Processing Timeline

Once inspections wrap up, the buyer’s lender orders the appraisal. After the appraisal is completed, the lender’s underwriting team reviews the buyer’s financials and the property documentation.

This stretch is usually the longest period of waiting for sellers. It’s quiet, but it’s important — nothing moves forward without lender clearance.

Days 20–30 — Title Work & Payoff Coordination

During this phase, the title company:

  • Completes the title search
  • Clears any title issues
  • Orders your mortgage payoff
  • Collects HOA/condo resale documents (if applicable)

Most of this happens behind the scenes, but it’s a critical part of the timeline. Delays here can impact closing dates.

2–3 Days Before Closing — Final Walkthrough

The buyer completes a final walkthrough to confirm the home’s condition matches the contract. It’s typically quick, but it’s still a required step before settlement. This is why it’s critical as a seller to ensure you have any repairs complete that were agreed to during the inspection period. If the house is not prepared as agreed to in the contract it could delay settlement.

Closing Day — Settlement & Key Transfer

This is the finish line. Documents are signed, funds are disbursed, and keys are handed over unless you’ve negotiated post‑occupancy. Once closing is complete, then it’s safe to fully celebrate — the transaction is officially done!

Timeline Variations

While the above represents a typical financed transaction, timelines can shift based on:

  • Cash buyers – typically faster because financing takes the longest of any contingency.
  • FHA/VA loans –  can add time if the lender requires repairs to the property.
  • Rural properties with well/septic – adds time and negotiations to inspections period. Still should be able to close within 30 days though if no repairs needed.
  • Estate or POA‑based sales – these can vary widely depending the status of the entity with ownership. Estate’s and trusts should be through the formation process entirely before ever listing. POA’s may not be local and may need documents shipped to sign.

Your specific contract will outline the exact dates and deadlines. Having the right agent on your side can be the difference between extending multiple times and closing as scheduled or even earlier.  When interviewing agents ask them how often they have to sign extensions on their sales. An agent who’s listing have to be extended often could be a red flag that their time management needs improvement.
